About The Duplex - Exterior

  • Parking and Access
    The Duplex is located on a large lot at the corner of National Avenue and Avenue B. There is abundant parking, both in front of the building on National Avenue and on both sides of Avenue B, close to both the back and front doors. In addition there is a wide gate in the fence on Avenue B providing access to off road parking in the garden.
  • The Front Porch
    The front porch is shared and leads to the common vestibule. In February 2024 the speed limit of National Avenue was reduced to 25 mph in keeping with a suburban neighborhood, reducing traffic and noise and making the front porch a great place to hang out and chat with neighbors.
  • The Garden
    The garden has a paver pad in the far corner that was used to store our trailerable sailboat. The pad and grass can also be used for off road parking. The garden has a variety of flowering plants and a pecan tree that provides barrels of thin shell pecan nuts in season.
  • The Low Maintenance and Energy Efficient Exterior
    The Duplex's exterior is faced with glazed brick that is maintenance free. The brick and the air gap behind provides good insulation. The roof is the original tern metal that was repaired and painted with a special elastomeric paint that does not peel. The underside of the roof and knee walls have sprayed in insulating foam that along with the brick facing creates an envelope of insulation.
  • The Back Porch
    A great place to hangout. Around the porch is a patio with place for a barbecue. Under the porch is a lockable storage area for garden equipment and bikes. The porch has a unique gate on its side specially designed to make carrying groceries into the house easy.
  • The Fence
    There is a stained picket fence in the front and alongside Avenue B. There are 3 gates; a driveway gate, a back door access gate and a gate to National Avenue alongside Side A. The fence was designed according to the Historic Commission regulations to fit into the neighborhood. A high fence provides privacy at the side and bottom of the garden.
